    It is quite simple and profitable to invest your investment funds in real estate when done correctly.     Remember that the private lender is like a bank to the real estate investor who continually purchases distressed houses. As a private lender, you can fund these kinds of projects, which create a win-win situation for both the investor and yourself.

    But where will you get the funds? Listed below are a few options on how you can get the funds to use and earn substantial profits.

  • Savings Account or CD's earning 2 to 3% interest

    You may have money and want to keep it secure, so you opt for a savings account in a bank. Are you happy with the low interest rates? Maybe becoming a private lender in the real estate business will be a better option for you. If you keep your money in a savings account, you only get 2% to 3% interest.

    If you invest it in real estate, you can earn as much as 5 to 6 times more in interest while still being fully secured. It is a mutual growth. Real Estate investors are making handsome profits by utilizing your money and in return, they will give you a very high rate of return as well.

    Even though some real estate investors have other resources to borrow from, they truly prefer private lenders. This is because getting funds from the private lender is an easy and a time saving process. You are in total control here.

    Funds from stale stocks sitting earning no returns

    It is common practice to invest money in the stock market. Many investors who are frustrated with the low rates from banks invest their money in the stock market. And then they spend sleepless nights worrying if their stocks are going up or down. They have no control. Are you one of them?     So borrowing money from your home at say 4%, and lending it out at 18%, nets you 14% interest on money that is hidden in your home. Not too bad of a deal.

    Make sure that you understand the two different ways to use your IRA in purchasing or making loans in real estate. One method relies on the IRA to own the real estate through a self-directed IRA custodian. A second relies on IRA funds to be loaned for the purchase, but the real estate is owned by another party to which your IRA holds the mortgage.

    Locate an independent IRA custodian that deals with real estate transactions and arrange your investment plan.

    Through the use of a "self-directed IRA," an account that allows you to select your own investments, individuals can sell real estate, buy stocks, sell stocks, buy real estate, back and forth, all within one retirement plan.

    The same tax benefits remain regardless of whether you're buying stocks or real estate. All gains are tax-deferred as you buy and sell within the retirement.
